Aircon cleaning in Edge Hill.

Edge Hill is one of inner-Cairns’ oldest residential pockets — timber Queenslanders from the 1920s through the 1960s, brick veneer in-fill from the 70s and 80s, all sitting on the hillside between the Botanic Gardens and Mount Whitfield. Dense canopy, almost no airflow, and humidity that sits at 85%+ for most of the year. Hardest aircon environment in the Cairns region — cleans matter.

Why Edge Hill

The Edge Hill aircon story.

Mature Queenslanders with retrofitted splits.

Roughly half of Edge Hill’s housing stock pre-dates 1980 — high-set Queenslanders along Pease Street, Edge Hill Avenue, Collins Avenue, and the streets backing onto Mount Whitfield. Most were built before split-systems existed, then retrofitted in the 90s and 2000s. The result: indoor heads mounted on hardwood VJ walls, condensate lines run through old ceiling cavities, and outdoor compressors shoe-horned onto under-house brackets where airflow is restricted. Those installations work fine — but they collect biofilm and dust faster than a modern install, so they need more frequent cleans.

Dense Mount Whitfield canopy = no airflow.

The hillside backing onto Mount Whitfield Conservation Park keeps the microclimate noticeably more humid than CBD Cairns — mature rainforest canopy traps moisture, blocks the breeze, and gives Cladosporium and Aspergillus a year-round growth window. We routinely find visible black biofilm on the evaporator coil at the 8-month mark on Edge Hill jobs, where the same unit in CBD Cairns would still be clean. Most clients here move to a 9-month cycle rather than 12.

Pre-1995 ducted systems still in service.

A surprising number of Edge Hill homes still run the original ducted system installed when central air first became affordable in the late 90s. R-22 refrigerant (now phased out), original galvanised duct, asbestos-era roof spaces, original return-air filter still in place. We can clean these systems and keep them running — but it’s worth knowing the duct itself often has more accumulated biofilm than a clean alone can fix. We’ll tell you when replacement makes more sense than another service.

Selling in Edge Hill in 2026?

Edge Hill buyers expect the aircon to be in good order — it’s a $25K+ replacement on a fully-ducted home. A documented annual service from an ARCtick-licensed technician removes that question at inspection. We can fit a vendor service inside a week including a full written report you can show to the buyer’s agent.

Typical Edge Hill jobs.
