What we do vs what a filter rinse does.
A filter rinse is what you can do yourself in 5 minutes — pull the plastic mesh, run it under the tap, snap it back in. That’s hygiene, not a service. A proper split-system deep clean is a 60–90 minute job per indoor head where we fully strip the front fascia and barrel fan off the unit, chemically treat the evaporator coil, deep-clean the barrel fan (which carries 60% of the unit’s biofilm and bacterial load), flush the drain pan and condensate line, biocide-spray the drain pan, refit, and pressure-check the refrigerant on a gauge set.
Step-by-step on-site.
- Wall + floor protection (drop sheets + ceiling cover for outdoor over a deck)
- Power isolated at the wall and at the isolator on the outdoor unit
- Front fascia + filter removed and bagged for transport
- Barrel fan removed (the heavy-bacterial-load component) and chemically cleaned in tray
- Evaporator coil chemical clean — food-grade coil cleaner via pump sprayer, agitated, rinsed
- Drain pan and condensate line flushed; biocide spray applied to drain pan
- Filter washed and re-fitted, or replaced (HEPA option for asthma/allergy households)
- Anti-microbial fog applied to internal cavity
- Refit, power on, 15–20 minute cool-down run
- Gauge set on the outdoor service port: refrigerant pressure check, temperature differential reading
- Service report with before/after photos, dated, ARCtick licence number recorded
