Where the mould smell actually comes from.
When you smell a sour or musty smell from your ducted vents, the source is almost never the ducts — it’s the evaporator coil sitting in the roof cavity just before the duct manifold. The coil runs cold, condensate forms, tropical mould (Cladosporium, Aspergillus) colonises the fin pack, and every time the fan kicks on it pushes spores down the duct and out the vent. The fix is a chemical coil clean — not duct cleaning alone.

- Power isolated at the wall and at the rooftop or external isolator
- Return-air grille removed; existing return-air filter discarded; new filter pre-loaded
- Roof-cavity access via the manhole; spotter on the ground for safety
- Evaporator coil chemical clean — food-grade coil cleaner via pump sprayer, agitated, rinsed via the condensate drain
- Drain pan and condensate line flushed; biocide spray applied to drain pan
- Duct vacuum — industrial vacuum on each main run from supply vents (catches loose debris, gecko droppings, insulation fragments)
- Outdoor condenser inspection — fin-pack rinse with coil-safe cleaner (coastal homes), debris clear from fan blades
- New return-air filter installed; manufacturer’s spec or upgrade to HEPA on request
